At a listing appointment, when the seller asks — can you discount your commission? Here’s exactly how you should respond…

I say — Listen, that’s a great question. I’m glad you brought that up, and before I answer, can I just clarify, I mean is this a test? To which they always respond — Well what do you mean is this a test?

Well, I just didn’t know if you were testing negotiation skills or if you were genuinely asking if there was something I could do with my commission.

And they always say — no no we were genuinely asking.

I say — Well fair enough. Let me just ask you this – is it fair to assume that the agent that you do decide to hire, whether that be me or somebody else, that you do in fact want that agent to be an extremely strong negotiator?

And they always say — Well, yeah of course.

Why in the world would you consider hiring me or any agent for that matter who is willing to demonstrate in front of you their inability to negotiate their own income, let alone the sale of your home?

And they always say — Well, yeah, I mean I guess that’s a really good point.

And then I say — Well listen, here’s the only thing left for you to decide. Do you want an agent who charges the least commission or do you want a professional who you believe will do the best job selling your home?
