He’s just made some mistakes and I generally think that it’s up to the consumer to not listen to a sponsored financial advertisement.       real estate firms actually do that, as lowering rent would lower overall property value. So they keep it empty for years as “asset” to leverage for more loans…

    Ive dealt with tenants for decades. He is spot on, some renters are pure gold and are worth a lower rent that gets paid on time with no hassle than trying to get an extra $100 a month from someone who skips out and leaves you with a net loss.

    Depends on the ultimate goal. If you’re running a multifamily building you have to raise the rent since your ability to leverage the asset for credit and the value of the asset when you go sell will be based only on gross potential rent. We also know that it’s unlikely you’ll move for $100 because it’ll cost you more upfront and it’s a hassle. Source: I manage 354 units
