Great advice. The second a property is marked under contract, all the leverage goes to the seller.
This is exactly what I’ve been speaking with a seller a few minutes ago, in my listing presentation 😗
I disagree, if the buyer backs out after the due diligence then the house will seemed to have been in the market with no interest for longer while we find another buyer. I dont go pending until the earnest money is non refundable but I put it under contract meantime allowing showings.
