Really powerful talk
I have a very similar conversation with Realtors I coach and mentor on a daily basis. Just like in 2018 when our local market was correcting, I turn down more listings than I take in markets like this.
I would rather have ZERO listings than 100 listings that WILL NOT SELL.
You have to use all of your cognitive horsepower servicing those listings EVERY WEEK. Whereas you could spend your time hunting for people that NEED our help, and are committed to doing what the market is telling us we need to do.
I would rather have 100 Listings that don’t sell, than 1 buyer lol
Sold tells us what a bank may lend on a property.
Pending tells us where the market might be going.
Active tells us what our competition is, where itβs listed, and if the market is telling them NO too.
Mr. Seller, it doesnβt matter what you want.
It doesnβt matter what βI thinkβ
If we cannot get a buyer to write a check, the home is not worth it.

Im curious would you still bring a net sheet to the listing appointment since you cant really know the value untill your see the property?
