I was thinking today how many agent’s tell the sellers it’s a hot market in my area to talk them into listing. When it’s really a terribly flat market where showings are down, inventory is rising and transaction number is dropping. Then I go behind them and I’m honest and they think the other agent is busier than me. When in reality I do 3x or 4x the other agent.
Maybe make that apart of your “script” tell them upfront how you are honest and won’t lie just to earn their business. That along with numbers that prove what you are saying I could see those conversations going differently. Especially if you are realistic with the listing price range and prove that range with good information. Then help them understand what you would do to help their home sell in that market. In my market..30% of the inventory is new construction but it makes up for 50% of all transactions. It’s important that sellers in my area understand their “real competition” is that along with their neighbors.
