You’re right, listing agents don’t know how to sell a house. They only know how to make friends and list it. If you want to sell a house, make it cheap enough for the selling agent to show it to their friend and sell it! Now, for reality. The sale price is directly related to how well it is presented online. That doesn’t mean you can list a $500k house for $1mil but it does matter. Taking photos and waiting for a selling agent to show up is not how you sell a house properly and maximize the seller’s profits.

I’m literally going thru this RN. Its my first listing so I went for it. 5 weeks later 0 offers. They are at over 400 per SF. Comps are under 300.
