Rule #1: Productivity

The first rule is the most important— ignore it and rental property ownership becomes a nightmare. Follow it, and even if you slip on the other 4, you’ll still be okay.

I call it the Productivity Metric: NOI ÷ INIT (purchase + rehab)
Hit at least 12% productivity, or don’t own rental property at all.
