Misaligned incentives create havoc in real estate. That’s why we stick to immutable rules—everything in writing, no exceptions. One of our rules? A nonrefundable earnest money deposit after inspection (still subject to appraisal).

Buyers’ agents may push back, but this rule aligns incentives: buyers decide quickly, sellers aren’t left hanging for months, and everyone plays fair. If the deal falls apart after inspection and appraisal, the earnest money stays with the seller.
