    My state is the same way. We often end up having to do cash for keys.

    I’ve been a landlord for more than a decade, and I have yet to hear a reasonable justification for the laws being in such a way that makes it more cost-effective for landlords to pay thousands of dollars to their bad, non-paying tenants just to get them out of their property quickly, and not causing more damage
