What most people need to know about their landlords and handyman people, most of the time they know each other and they work with each other, sometimes landlord will get kicked back for any kind of repairs if it exceed a certain amount
This is a dumb comment…no the land lord isn’t working with the maintenance guy. They’re a landlord and thats how they make their money.
As someone who repairs appliances for a living, every price point here was weird.

I was 100% thinking the same thing. Is someone gave me a $900 Bill to repair something like that in a fridge I would demand to see all the supporting documents about how much they were charging for labor and the part itself and the markup before I paid it because this is insane

Don’t ever buy a fridge with an ice maker. It always goes out and is expensive to repair.
You buy the ones with the cheap ice makers in the freezer that can be fully removed and replaced with any other cheap ice maker. Nothing that goes through the door. Nothing that runs water past the ice maker. Just the old school ice maker that dumps ice into the tub. When it breaks, and it will, you can throw it away and replace it.

i’ve lived in 4 houses in 29 years and not one ice maker has ever gone out lol, terrible logic. don’t buy smart fridges, that stuff is actually useless
Completely wrong, my parents have the fridge we used when I was a kid in the garage we use as storage and the ice maker and I still use it whenever I go over. Been going strong since I was a lil kid and I’m 26 now.
Just buy a reliable brand and you’re good.
I will say this with the following statement, I hate Samsung, but, my American style side by side with ice maker lasted 20 years I sold it, and bought a low power upright.
I have a home warranty. We had an issue with our washing machine. The last repairs to it had parts that cost significantly more than the washer was worth, but they kept repairing it. There must be something in their process about not paying off an appliance or replacing an appliance, because we had, I think, 3 or 4 repairs in a year, and they were still trying to repair. We went ahead and bought a new set on our own because we were having more issues with the washer than we could tolerate.
Who is your home warranty company? Most of the contractors I come across hate home warranty companies.
@todd2324 I used to have a home warranty through Sears, now it’s Cinch Home Warranty. Yes, the techs don’t particularly care for it, but they’re contracted through them so they do their jobs.
Stuff like this usually isn’t worth the cost. It might seem like a good idea on paper but if you add up the cost of your premium every month you end up paying significantly more than you would if you just fixed everything yourself.
@feliciavale4279 Generally true. However, I’ve had my home warranty replace my dishwasher and my entire central AC. Even after several years having the warranty, I’m still way ahead on what they’ve spent to replace things versus my total premiums to date. I’ve been fortunate in that regard.
Never rent with appliances… it’s such a headache and no one takes care of the equipment. We just dont charge any maintance fees , so we only provide maintance on big ticket items, roofing, a/c and heating, deck repair, paint, garage doors. All else the tenant has to take care of
No appliances? Lol that would never fly in any state I’ve ever lived in. People who don’t own homes aren’t buying appliances for your property. I’m 58 and have always rented. I’ve never rented a place where I had to buy my own fridge
@AnitaSoler its very common for fridges to not come with the rental. Even in good neighborhoods and homes that rent for a decent amount do no fridge. Basically all they have for you is a stove and maybe a microwave.
If you charge more than $1000 on rent and don’t even provide a fridge or stove that is ridiculous
We give a stove, microwave , sometimes washer or dryer if a previous tenant left it 🤣 but def no fridge
@jhandal311how much do you charge for rent? Because if I had to buy a $600 fridge for two years of use that sucks as a tenant (assuming it’s a two year lease makes even less sense for a shorter term)

If a tenant wants ice they can make their own using ice trays in the freezer like we did when I grew up. Give tenants good, basic functionality. An ice maker is not necessary.
Then don’t give them a refrigerator with an ice machine when they move in, you have to maintain things. A tenant paying rent for an apartment with appliance has a right to working appliances.
But if the paperwork says working ice machine its require to repair it then or buy a new one. If he didn’t they could force well I dont need to pay then or have a judge force the landlord to change a reduced payment.

It might sound dumb but when you’re dealing with 100s of properties and issues like this it’s probably just a lot easier to hire 1 guy to fix it rather than waste the first guys time or pay him to diagnose the issue and then another $1000+ to have a new one delivered and haul away the old one.
And the new appliances are just as likely to break again as the old one so you spend about the same money either way.

property manager is a must when you have 10+ properties and you have a job even a part time job.
Every single property manager I ever dealt with over charges on repairs say the bill is 1300 they tack on a few hundred dollar bills for themselves

Meanwhile, in Australia, the repair cost comes out of the collected rent, and the landlord claims it back in tax as operating costs
In Australia the tenant buys their own damn fridge.
They can do that here but the slumlords don’t want to. They just want the tenant to pay for everything, even normal wear and tear. Its very predatory and sad. You wonder why the S rate is over 30% in America.
Former professional appliance part swapper here. The part likely costed around $62 for the tech, and about $5 to manufacture. Both parties are just marking up their costs by a factor of about 13 and calling it a day. Total racket.
Ok and what about the racket of charging people almost their whole paycheck every month for a bunch or arranged wood and nails.. slumlord millionaire

To be honest, a separate ice maker probably works 10x better and is cheaper and doesn’t need a custom part ordered😂 I love the good old fashion ice cube trays. Can never ever go wrong with them. Just need to stack 3-4 to be safe
Separate ice makers make mold
As a Plumber, Ice makers cost homeowners THOUSANDS all of the time. By the time they notice the leak, its already ruined their walls, floor, etc.
me personally, having had an ice maker for the last 20 years; it hasn’t leaked once, it did clog up but i just cleaned it out and it was back to working order. i would say it just depends on the specific design of ice maker, and maybe if you’re up north or not since in my state it never snows so no randomly freezing bursting lines either
As a plumber, why would the ice maker cause a leak in the wall? That would only happen if the pipes in the wall started leaking. Has absolutely nothing to do with the ice maker
@toolshedvideo my interrogation is he didn’t say leak in the wall. he said the leak ruined the wall. you’ll get like water damage in your corners, down the dry wall. a small leak building up for long enough in a concentrated area of wall will destroy that whole corner and leak down if it’s above a basement or other floor
@sigh.sy.sIf the ice maker is leaking from the line, you’re going to notice a puddle on the floor within a few minutes. Even a weeper would pool up quickly
@toolshedvideobecause Ice needs water to be made. Theres a small plastic line thats tapped into your water line. Which is usually fed directly through the floor boards, walls, cabinets, etc. After a while, that line cracks and sprays water, that you usually cant hear and/or see, inside wherever its fed through. Most of the time, you only notice the leak when its too late. Costing thousands to fix the water damage, like I said.
We had a manager replace a stove top. They put in a smaller one because it was cheaper. Then got someone else to quote 10 times the amount saved to replace the bench tops because the hole was a different way size. Made them replace the stove with one the same size as the original and made them pay for it.
So many pronouns make this nonsense.
Im not a plumber or technician, but i did a ton of research when I almost moved into an apartment that didnt come with a fridge. As much as I wanted to spend a bunch of money on a fancy fridge with all the latest features. I found out you are far better off getting a basic top freezer fridge with no water dispenser or ice maker. Case in point, my very basic top freezer frigidair in my current apartment ive been in for 5 years has had zero issues. So im sold. If I ever eventually need to buy a fridge, thats what im buying.
I own 3 properties. I purchase 5 of every part for electronics in storage shed. I also buy fridges and appliances on sale and store them

This is why I’m not buying out of state rentals anymore. It’s nice to push everything off to a property manager and just collect rents.
But, when something goes wrong, it’s always expensive.
If you manage the property yourself, it can be more hassle. But, the call in the middle of the night is much more rare than people make it out to be.
And, if you can work at least a bit with your hands, you have the ability to save so much money.
I’ve learned so much and become so much more capable by just doing a lot of maintenance/repairs myself. Some things, you absolutely need to call someone. But, for many things, you can go to home depot, get a part, replace it with basic tools, and be on your way.
